An honest local who learned this island the hard way
I represent you and look out for your interests. I'll tell you when a property is overpriced, when a building has a problem you'd inherit, or when the neighborhood you fell for online won't fit your life here. Sometimes the most useful thing I do is talk someone out of a place.
I price it honestly, not just to win the listing, then tell you what's worth fixing first and what isn't. I run the sale start to finish, from listing through closing, and market it to the right buyers. No inflated number on day one followed by a slow grind of price reductions.

I'm newer than agents who've been here for decades, and I won't pretend otherwise. What I bring is a recent memory of exactly what it's like to arrive as an outsider, plus the ground-level knowledge I've built since 2023.

It starts with a free 30-minute call. We talk about what you're trying to do here, and I give you an honest read on whether your plan is realistic. Sometimes that means telling someone the island isn't right for them. I'd rather do that early than sell a fantasy.
Once you've decided, I run it end to end: the offer or the listing, the inspection, the legal coordination, and the closing. Then I introduce you to the contractors, lawyers, and accountants I'd trust myself.
I cover the Dutch side, St Maarten (also written Sint Maarten or SXM). The island is split in two: St Martin, the French side, has its own rules and process. If your search points there, I'll tell you honestly and point you to someone who specializes in it.
