Listings move through agents, word of mouth, and sometimes a conversation at a beach bar. That’s not chaos — it’s just how a small island market works.
What I’ve seen over the past few years is steady, grounded demand. Not a frenzy. Not a crash. People come here because the island speaks to them, and eventually they start asking, “What’s actually available?”
What’s Moving and What Sits
Condos with ocean views and reasonable HOA fees? Those move fast. Turnkey villas near Simpson Bay or Maho? Same. What tends to sit longer are the properties that are overpriced for their condition, or land parcels with unclear building timelines. Buyers here are more careful than people assume. They’re not impulse shopping — they’re planning a life.
St. Maarten property for sale ranges from $150,000 studio condos to multi-million dollar estates on the hillside. The sweet spot for most of my clients tends to be between $250,000 and $600,000 — enough to get a solid two-bedroom condo or a modest home in a good area.
Where the Opportunities Are
Right now, the strongest opportunities I’m seeing are in well-maintained condos that haven’t been fully updated cosmetically but are structurally sound. A little renovation goes a long way here. There’s also growing interest in the Cay Hill and Little Bay corridor — close to everything, slightly less premium pricing than Simpson Bay.
The key with St. Maarten island real estate is patience. The right property shows up, but you have to know what you’re looking at — and who to ask.
